What types of businesses can lease here?
Retail, offices, medical, beauty, tax/accounting, and service-based uses are all welcome (subject to approval).
How big are the suites?
Suites can be configured to your needed size. Tell us your preferred square footage and we’ll match options.
How much is the rent?
Rent depends on size, business type, build-out, and lease term. Structured as base rent + NNN.
What does NNN or CAM mean?
NNN/CAM covers taxes, insurance, exterior lighting, maintenance, parking lot care, and landscaping.
What lease terms do you offer?
Most leases are 3–5+ years. Longer terms may qualify for incentives or TI considerations.
Utilities & Operations
What utilities are available?
Electricity, water, sewer, and trash are available. Electric is set up by tenants; water/sewer is billed via NNN.
Who pays for utilities?
Tenants pay electric directly. Water/sewer/exterior lighting are billed through NNN.
Is internet provided?
Tenants choose their own high-speed internet provider (AT&T, Spectrum, etc.).
Is HVAC included?
Each suite has its own HVAC. Tenants handle filter changes and basic maintenance.
Build-Out & Construction
Can I customize my space?
Yes — walls, layout, finishes, plumbing, and electrical can be customized with approval.
Do I need a permit for my build-out?
Plumbing, electrical, HVAC, and structural changes require permits. Cosmetic changes usually do not.
Can I bring my own contractor?
Yes — licensed and insured contractors are welcome with prior approval.
Business Types & Restrictions
Are restaurants allowed?
Light food concepts may be allowed; full kitchens requiring grease traps need city approval.
Are smoke shops allowed?
No — smoke shops, vape stores, and similar uses are not permitted.
Are salons and barbers allowed?
Yes — most salon setups are allowed and may require plumbing approval.
Can I run classes or tutoring?
Yes — small classes are allowed. Larger instructional operations may need parking review.
Parking & Safety
Is overnight parking allowed?
Overnight parking requires written approval. Service vehicles may be allowed case-by-case.
Is the property monitored?
The exterior is camera-monitored. Tenants may install interior systems.
Is the area safe?
Yes — the property is in a busy, well-trafficked commercial area with good visibility.
Financials & Billing
When is rent due?
Rent is due on the 1st of each month with a short grace period.
Can I pay rent online?
Yes — we accept ACH, Zelle, and select card payments.
Is a security deposit required?
Deposits typically equal 1–2 months of base rent depending on credit and business type.
Do you require insurance?
Yes — General Liability $1M/$2M naming the landlord as an additional insured.
